ESTATE RULES

To all owners, tenants and visitors In order to maintain high standards on the estate, please observe the following rules:-




v No clothing, washing etc. should be hung outside, on or over the balconies or stairwells.

v All refuse must be placed in the communal bins. If your nearest bin is full, please find another one. Do not leave bags of rubbish on the road. Please note that large pieces of rubbish such as mattresses and electrical appliances will be removed by Gwynedd Council on personal application. Tel 01766 771 000

v There is only one vehicle space per property. Boat trailers, caravans, campervans and untaxed cars are NOT permitted on the estate. Do not park on the roadway - find the nearest available space. Do not park on double yellow lines.

v Dogs must be kept on a lead at all times and owners are responsible for removing dog faeces. Note that it is an offence not to clean up after your dog.

v Whilst residents and their guests may walk over, enjoy and use in any responsible manner the grassed areas and gardens of the estate they must not cause a nuisance to neighbours e.g. Ball games are not allowed. Residents should restrict the general household and radio/TV/musical noise to reasonable levels. In the interest of safety, children should be supervised by an adult.

v External areas around each property are to be kept tidy and clear of weeds and general clutter including children’s toys. Pots, containers, ornaments etc. are not to be placed on the grassed areas. Pathways are to be kept clear at all times to allow unhindered use.

v The exterior of your property should be maintained and kept in good decorative order. Freehold properties in accordance with the Garden/Amenity Lease, should be painted at least every 5 years.

v As per the Garden/Amenity Lease any alterations to the external appearance of freehold properties requires prior written permission from PDYHRE Ltd including any proposed change in colour and the installation of TV aerials or satellite dishes.
